The Shops at La Marque

I-45 & FM 1764 · A 200,000 SF power center at the regional intersection serving the Texas City / La Marque trade area.

The Project

Two hundred thousand square feet at the gateway to the Gulf

Where I-45 meets FM 1764, every trip between Houston and Galveston passes by. The Shops at La Marque puts a 200,000 SF center on twenty-four acres at that regional intersection, designed by Levinson Alcoser.

Main Street acquired the property in a distressed sale and negotiated a Chapter 380 agreement with the City of La Marque to make the development work. Development, construction management and leasing are all handled in-house. The anchor lineup per the conceptual site plan: Academy Sports + Outdoors, Marshalls, HomeGoods, Ross Dress for Less, Burlington and PetSmart, joined by America's Best, James Avery and a pad lineup that includes Raising Cane's, Chipotle and McDonald's — with shop space and pad availability alongside.
